Given 某公司2002年的income statement 和 balance sheet for 2001 and 2002.

在income statement 中列出了一项：Gain from sale of land ------ $10,000

在balance sheet 中，Land这一项的beginning - ending = $5,000

书上说，cash flow from the sale of land = decrease in asset + gain on sale = $5000+$10,000=$15,000

我不明白的地方是，land在这一年中的变化量（$5000）是以什么形式减少了的？

如果是因为一部分land被卖掉，所以land这项中少了$5000，那因卖掉land而得到的$5000不是应该已经包含在了gain from sale of land （$10,000）中了吗？为什么在计算cash flow的时候，又把$5000加进去了呢？

如果这$5000的减少不是因为 the sale of land，那可能是为什么减少呢？是因为 market value of the land 降低了？如果是这样的话，那降低了的土地市场价值怎么会导致有cash flow呢？

Gain from sale of land = cash received from sale of land-book value of land before sale (i.e.bgn value of land)

therefore, cash received=vook value+gain from sale of land=5k+10k=15k.

note:book value is the book value on the land being sold. since the land was sold, the book value was reduced by 5k. therefore, the book value of the land sold was $5k.

这下明白了。原来是我把gain from the sale 等同于cash received from the sale，理解错了。。

简单的说，土地的价值5000，卖了15000，超过土地价值的那部分才叫做gain on sale,所以gain是10000，也就是说如果认为全是现金交易的话，卖家是收了15000的现金。lz有疑问的原因是因为对gain on sale的理解可能有偏差。
