mortgage interest for a second home出租不出租都可以 deduct。公寓的物业费保险能有多少？还有折旧虽然可以暂时抵税，到最后卖房子的时候是要补回来的, 所以折旧不deduct也没什么关系。有贷款的出租房没有多少盈利可以用来缴税主要原因就是这个折旧费，不过一卖房子，所有的折旧费都变成ordinary income taxation instead of capital gains taxation and will be taxed at a much higher rate.
