Here's how landlords can stay afloat. Let's say you owe 5k a month on a mortgage payment for a modest building. You should only be renting out modest, smaller buildings if that's all you can afford if SHTF. Always prepare for that rainy day.

First, get two jobs -- one at a supermarket and the other one at a hospital. Lots of hospitals pay pretty well, you can make $15-20 an hour at entry-level in NYC. So, $15-20 you're taking home about $3k a month after taxes. You're taking another $2-3k from your supermarket job.

It's probably smart, in the interest of frugality, for you to move out of your current dwelling and move into one of your vacant units -- voila, your housing needs are taken care of. Then, get a burner phone that you can top up. That eliminates your $40-60 phone bill right off the bat. Cancel any cable subscriptions, Netflix, Disney Plus, etc, basically anything that is not a necessity. You're going to need wifi to do business, so make sure that's the only utility you're paying for outside of heat, water and electricity.

Start making food at home and stop eating out. I can't stress this enough -- you can't afford fancy coffee and gourmet food right now. You're on that Ramen diet. Produce is cheaper than frozen TV dinners, and there are plenty of recipes online for cheap, nutritious food. Always eat your veggies! Also, no dates right now. No outings with your friends. These are your lean years and you have to be responsible with your money.

So, let's say you have about $6k from your two jobs at the end of the month. 5k of that goes toward the mortgage right off the bat. That leaves you with another $1k that you can pay your rent with. Find a unit that goes for about $600 a month. If you can't, it's time to start thinking about roommates.

SO, you're left with maybe $400/month. That's more than enough to afford groceries, or even to go out with your new roommates once every two weeks or so. It's still relatively nice out, so you could always meet up with your buddies, pregame at home and then go do something for free like ride the Staten Island Ferry.

If you're responsible, and if you're smart, you'll be able to make it out of this unscathed. We all know you can do it, because by virtue of being a landlord you're inherently responsible.

另外我看是不是投行可以制造一种Derivative,如同Credit Default Swap,给这些land lord,这样可以帮助他们减小风险,使风险社会化,同样也创造新金融产品。
