about refin: 15yr fix now 2.75 which is the same as our 5yr arm, but we can't afford the monthly payment for 15yr, otherwise it's very good. 5yr arm now 2.25, can save around $180 per month, but considering the refin cost, not very meaningful. so just let it be. :-(
